El presente trabajo de investigación plantea el diseño de una vivienda multifamiliar de alta densidad con un componente significativo de usos mixtos comerciales en el distrito de Miraflores, Lima. La creciente demanda de vivienda en esta zona, junto con el incremento del valor del suelo, ha generado la necesidad de soluciones arquitectónicas que optimicen el uso del espacio y potencien la integración de diversas funciones urbanas. Este estudio analiza criterios urbanos, formales, funcionales, bioclimáticos y normativos para la implementación de este tipo de edificación, tomando como referencia proyectos nacionales e internacionales. Se emplea una metodología basada en el análisis documental y comparativo, incluyendo normativas urbanísticas, datos estadísticos y estudios de mercado, con el fin de establecer lineamientos de diseño eficientes y sostenibles. Además, se evalúa la viabilidad de integrar espacios comerciales que fomenten la interacción social y contribuyan a la dinámica económica local. Los resultados del estudio evidencian que la combinación de vivienda multifamiliar con usos mixtos en Miraflores no solo responde a la demanda habitacional, sino que también favorece la creación de comunidades más compactas y funcionales. La investigación aporta criterios de diseño que buscan optimizar el aprovechamiento del suelo, mejorar la accesibilidad y promover la sostenibilidad en el desarrollo urbano del distrito.
